My shop's rollup door is brand new with excellent bottom seal, but the concrete pad is not level and constantly allows water to flood inside during heavy rains. I like the threshold strip. It keeps out of my garage rain water, leaves and rocks from the weed-wacker. But don't expect to use the included adhesive unless you install it immediately upon arrival. That black adhesive has only one year life from MFG date to expiration date. I bought it while finishing my garage build and tried to install it seven months later. Lost three months it was sitting in an Amazon warehouse. By then, both tubes of adhesive were completely solid and worthless. I had to use Liquid Nails to complete the job.
