Can I lock the patio door ???

It comes with a pin lock you can install by drilling holes in the door frame. Or you can place something in the track a pipe or stick to prevent the door from opening. however this was one of the reasons I returned mine it didn't come with a more secure locking mechanism.

Can a magnetic door be installed with this? to keep out unwanted animals?

The thick plastic flap/door has a magnetic catch/weight at the bottom that will anchor it closed, but an animal can still push it open. It also comes with a plastic door that slides into place for a solid barrier when you want to "Lock it".

Can someone break in easily with this door in place?

Depends.....if they are small enough to fit thru the flap, yes. Once the top adjustable section is fixed in place inside with the knobs tightened, it would be difficult for them to un-seat the unit from the slider track by lifting up and shifting the bottom out of the track.

Would it be possible to install this on a swinging door?

This pet door is not designed for swinging door application.
