What is the difference between the Cricut easy press mat and the pressing mat and do you need both?

You don't need 2 pressing mats. The easy press mat is used alongside the cricut press e.g. for heat transfer vinyls etc. It could also be used independently with your iron. The advantage of using the heat press instead of an iron is that you can easily choose settings and timings suitable for your materials. Also the Easy Press provides a large heated area and an even distribution of the heat across the press plate.

Do i need to download an app and make an account to use the cricut easypress mat like everything they sell?

No - this is just a pressing mat to use with the Easy Press or it could be used with an iron. If you are thinking about the Cricket Easy Press itself - then again it does not need 'instructions' via an App. Just set the desired temperature and time on the Press using the buttons and press go.
